Roofing in Stonegate, Bedford
Bedford's plan calls for reinvestment in the Stonegate center and the nearby homes. If your own plans include a remodel or addition, the roof belongs in that conversation. Tell us about the property and any leak or wear you have noticed.
Include the roof in the remodel plan
A kitchen renovation, converted garage or addition can put new finishes beneath an existing roof. Bedford's 2024 plan encourages investment in homes south and west of the Stonegate center. Before committing to work inside your house, it helps to know whether the roof above it needs a repair or a place in the same budget.
A roofer walks the roof and checks the covering, boots, valleys and wall connections. The findings identify work to coordinate with the remodel and areas needing further investigation. You can then plan necessary roofing work before new finishes go in and understand what can be monitored.

Additions, garage conversions and the roof lines they create
Additions create wall connections
An attached addition can introduce valleys or roof-to-wall connections that the original house did not have. The details need to match the pitch and covering and direct water clear of the wall. On a shingled sidewall, that commonly includes step flashing and a kickout where the run ends above a gutter. Other roof systems use different connections; the design should account for both old and new work.
Matching an existing roof
New roofing may not match a weathered or discontinued product exactly. When an addition meets a roof already needing substantial work, compare the scope of combining the jobs with keeping them separate. Access, matching, remaining condition and construction sequence affect that choice. Bedford requires a contractor-obtained permit for residential replacement.
The shops at the corner: patch, coat or replace a low-slope roof
For a shop with a low-slope roof, the decision starts with its existing system and condition. A localized defect, a suitable restoration surface and a worn-out assembly call for different work.
A patch or a coating fits
An isolated defect may be repaired where compatible surrounding material and support allow a secure tie-in. A coating system is a further option only when the retained assembly, attachment, preparation and drainage suit it. Repairs and any wet or deteriorated material must be addressed in that scope, not hidden beneath a finish.
Replacement fits
Widespread damage or an assembly that cannot support reliable repair may warrant replacement. Suspected wet insulation needs investigation to establish its extent; a wet area alone does not decide the scope for the entire roof. Compare removal, drainage improvements and new-system details alongside access and the tenants' operating needs.
Stonegate roofing FAQs
My duplex has a flat section over the back. Who handles that, a shingle roofer or a commercial one?
Have the roof considered as a whole. Each section needs a covering rated for its actual pitch, and a very low slope may need a membrane or other suitable low-slope assembly. The transition to the steeper roof matters as much as either surface. The low-slope roofing page explains the materials and repair questions.
Can a coating fix the leaks on our shop roof?
A restoration system can include specified repairs and reinforced details, but a finish coat by itself is not a substitute for correcting the leak. The roof needs an appropriate retained assembly, secure attachment, compatible preparation and workable drainage. Investigate suspected wet material and include the necessary removal before coating. The roof coatings page explains suitability and preparation.
Do I need a permit to replace the roof on my house near the center?
Yes. Bedford requires a permit for residential roof replacement and re-covering; the contractor obtains it. The permit guide explains the city's solid-sheathing requirement and what the inspection looks for.
Brown Trail is due for reconstruction. Does that affect a roofing job?
The city's street plan places Brown Trail from Harwood Road to Pipeline Road in the 2025-2026 funding schedule, and explicitly says funding starts design rather than establishing a construction date. Confirm the current access conditions for your property. Material deliveries and a dump trailer need a safe planned location whether or not road work is underway.
